Moving to Tampa Bay: Newcomer's Checklist

Relocating to St. Petersburg, Tampa, Clearwater or the Gulf beaches? This checklist from Realtor Kimberley Jade of The Jade Group covers the Florida paperwork, deadlines and local know-how every new Tampa Bay resident needs, plus how to choose the right area before you buy.

Your first 30 days in Florida

  • Get Florida car insurance within 10 days of establishing residency. You need it from a Florida-licensed agent before you can title and register your car.
  • Title and register your vehicle. Bring your out-of-state title, proof of Florida insurance and ID to your county tax collector. Cars without a lien need a VIN verification (form HSMV 82042), which the tax collector's office can do.
  • Get a Florida driver's license within 30 days of establishing residency. Book an appointment with your county tax collector; walk-ins can mean long waits.
  • Register to vote with your county Supervisor of Elections. Your voter registration also helps prove residency for homestead.
  • Set up utilities. Electric is Duke Energy in most of Pinellas County and Tampa Electric (TECO) in Hillsborough and parts of north Pinellas. Water, sewer and trash are run by your city or county, so check your address with the local utility before move-in day.

If you buy a home

  • File for homestead exemption by March 1. You must own the home and live in it as your permanent residence on January 1. In Pinellas, homestead takes about $50,000 off the home's assessed value. File online with your county property appraiser.
  • Know about Save Our Homes. Once you have homestead, increases in your home's assessed value are capped each year, which protects you from big jumps in property taxes.
  • Look at the tax bill you will pay, not the seller's. The seller's taxes may reflect their own homestead and years of capped value. Your bill can be noticeably higher in year one.
  • Check the flood zone and the elevation certificate before you make an offer, and get insurance quotes (homeowners, wind and flood) during your inspection period.
  • Ask for a wind mitigation inspection. Features like roof straps and impact windows can lower your insurance premium.

Storm season basics

  • Know your evacuation zone. Zones are based on storm surge and are different from FEMA flood zones. Look yours up on the Pinellas County or Hillsborough County emergency management website.
  • Buy flood insurance early. Standard homeowners policies don't cover flooding, and a new NFIP policy usually has a 30-day waiting period.
  • Hurricane season runs June 1 to November 30. See our Tampa Bay Hurricane Prep Checklist for a full plan.

Schools

  • Pinellas County Schools serves St. Petersburg, Clearwater, Dunedin, Palm Harbor and the beaches.
  • Hillsborough County Public Schools serves Tampa and Brandon.
  • Both districts offer magnet, fundamental and choice programs with their own application windows, so check dates early if you're moving mid-year.

Moving to Tampa Bay FAQ

How soon do I need a Florida driver's license after moving?

Within 30 days of establishing residency. You'll also need Florida car insurance within 10 days so you can title and register your vehicle.

When is the homestead exemption deadline?

March 1. You must own and live in the home as your permanent residence on January 1 of that tax year.

Is my evacuation zone the same as my flood zone?

No. Evacuation zones are set by county emergency management based on storm surge. Flood zones are FEMA maps used for insurance and lending. Check both before you buy.

Which Tampa Bay area is best for me?

It depends on your commute, budget, school needs and whether you want beach, downtown or suburban living. Kimberley Jade can walk you through the trade-offs and show you homes in each area.

Deadlines and requirements come from the Florida Department of Highway Safety and Motor Vehicles and the Pinellas County Property Appraiser as of October 2026. Always confirm details with the agency before you file.
